The transaction was carried out through the newly established Gem Fund, whose investors include institutional investors and family offices. It involves the acquisition and redevelopment of the entire property complex, comprising, at the time of the transaction, a 139-room hotel and more than 100 residential units.
The project forms part of Castello SGR’s strategy to strengthen its presence in the hospitality sector. Following its entry into ANIMA Group, the company was targeting significant growth in a portfolio that, at the time, was worth approximately €1 billion and comprised 32 properties with more than 4,000 rooms.
Management of the new hotel was to be entrusted to Marriott Hotels under the internationally recognised W Hotels luxury lifestyle brand. At the time of publication, the brand was already present in Rome, with further openings planned in Milan, Florence and Naples.
The redevelopment envisaged a new hospitality offering integrated with the marina overlooking the La Maddalena archipelago. The plans comprised more than 240 accommodation units, including approximately 150 in the new W hotel and the remainder in serviced apartments.
ADG Notai handled the notarial aspects of the transaction through notary Giuseppe Aloisi and a team comprising Vera Teodoro, Gaia De Lutiis and title-search specialist Micah Garnace, who dealt with the real estate aspects; lawyer Valeria Gallo, who handled the security arrangements; and Roberta Locatelli and Alice Lo Curcio, who managed the registration and filing formalities.
Legance advised on the legal aspects of the transaction.
